“What Makes One Flat Pricier Than Another?”

Urban environments are spatially heterogeneous, shaped by economic, social, environmental, and planning forces. Residential pricing reflects not only property attributes but also location-specific factors such as accessibility, amenities, and neighbourhood quality. Traditional urban theories offer partial explanations, yet contemporary cities require integrated models to systematically quantify spatial differentiation in housing values.
